As the liaison between the general contractor, subcontractors and your school district, city, county or municipality, we will work for you in all phases of your project to determine that your funding sources are receiving the best quality and value. Maintaining Contractor/Subcontractor Relations and Accountability
Pack & Associates will attend construction meetings, prepare reports, work with architects and contractors, develop strong professional relationships, align bid packages to allow for smaller companies , minority and women-owned businesses to participate. Sustaining relationships and accountability throughout the length of the project often produces a much better product and addresses concerns and suggestions from constituents , boards, supervisors, city and county commissioners.
Cost Containment and Negations
Cost on construction projects can quickly get out of hand due to spikes in pricing, unforeseen issues with soils and site preparation, design flaws, product delivery, and more. We will work with the architect, general contractors and sub-contractors to keep the project within the scope approved by the funding organization. "No surprises" is what we strive to deliver to our clients. We also look for opportunities to value add to the construction projects. When we can enhance fit and finishes, durability, functionality and still maintain project cost, that is a hallmark of our service. Pack & Associates will require standards of construction to be applied according to architect drawings and construction documents. Shortcuts may sound good, but usually result in a job that is not satisfactory to the owner.
Construction Phasing and Documentation from Start to Finish
Pack & Associates will develop a photo log on all major parts of the construction project and provide to the owners two copies once the project is finished. This is a powerful tool to maintain, sustain and document all phases of construction from site prep, steel packages, HVAC, electrical, plumbing, casework, floor finishes, etc. The photo log will be dated by day and time throughout the entire project.
Timeline Accountability
One sure way to disappoint a community is to give them a time that a project is to be completed and then not meet the timeline. There are certain circumstances that cannot be controlled that can move the project off the target date of completion, but a well-managed construction schedule that allows for some makeup time and accelerated scheduling can bring the target date back in line with expectations. Pack & Associates has the skill sets to work with our funding agencies, general contractors and subcontractors that will allow everyone to get on the same page quickly. The funding agencies that contract with us will receive a monthly report on progress, issues and solutions to enable the project to remain on track.
Post Construction Evaluation and Warranty Compliance
Pack & Associates will not leave our funding agencies at the end of the construction project. We make sure that all warranties are enforced, filed and provided in hard and electronic copies. Unless this service is provided to you, critical issues can arise and may not be addressed because the proper documentation is either not available or cannot be found to support your claims. It is not unusual for faulty equipment to not function to specifications or expectations. Unless the situation can be addressed under warranty or other prescribed construction clauses or documents, this may become a new funding agency expense that is not anticipated. Pack & Associates will provide a final summary of the project six months after the project is completed.
